GROUND-UP COMMERCIAL CONSTRUCTION

Ground-Up Commercial Construction — From Dirt to Turnover

Sword Construction is a national ground-up commercial general contractor. We build new retail, restaurant, and commercial buildings on greenfield and demolition sites in 44 states.

WHAT'S INCLUDED

What "Ground-Up Commercial Construction" Actually Includes

Ground-up commercial construction means we start with a site — either raw dirt or a building we’re demoing — and deliver a complete, occupiable commercial building. For Sword Construction, that includes:

  • Site preparation, demolition, and utility coordination
  • Foundation, slab, and structural steel or wood framing
  • Building envelope: roof, exterior walls, glazing, weatherproofing
  • MEP rough-in and finish (mechanical, electrical, plumbing through vetted subs)
  • Interior framing, drywall, ACT ceilings, flooring, paint, and millwork (self-performed)
  • Site work: parking, sidewalks, landscaping coordination, signage
  • Final inspections, certificate of occupancy, owner training, and closeout
PROJECT TYPES

Ground-Up Projects We Deliver

Sword Construction has delivered ground-up commercial builds across these segments — most as multi-location national rollouts for corporate clients.

  • Auto parts retail (national chain rollouts)
  • Quick-service and casual restaurants
  • Big-box and specialty retail
  • Professional office buildings
  • Medical and dental commercial buildings
  • Light industrial and warehouse
WHY SWORD FOR GROUND-UP

Why Developers Choose Sword for Ground-Up Builds

Ground-up is unforgiving. A single missed inspection, a single delayed pour, a single mis-staged delivery, and the schedule slips a week. Sword Construction protects ground-up schedules with three things every job:

  • A working superintendent on site, full-time. Not a project manager in a truck.
  • Self-performing crews for the disciplines that most often delay finish — framing, drywall, ACT, paint.
  • A weekly labor and progress report delivered to the owner so surprises stay impossible.
